Handling enquiries and arranging for prospective tenants to view the property and complete applications
Introducing suitable tenants
Collecting and holding any security deposit paid by the tenant
Arranging, receiving and processing initial payment made by the tenant
Completion of standard tenancy agreement
Overseeing the day to day affairs of the tenancy
Monitor and receive rental payments on behalf of the landlord
Issue of rental statements on a monthly basis and maintaining an accurate rental payment record
Take prompt action with tenants in the event of any payment delays
Payment of approved invoices
Liaising with and acting as intermediary between landlord and tenant
Visiting the tenanted property on a quarterly basis by arrangement with the tenant and report to the landlord
Dealing with associated correspondence
Prepare a detailed itemised inventory report, including photographic inventory
Collect rents as well as the security deposits per lease agreements
Do walk through with tenant prior to move in as well as walk through prior to move out as well as provide digital pictures of the property
Deposit funds in an operating account at an approved local bank for the operating of the property
Provide monthly accounting of all funds in the form of a monthly statement showing income as well as expenses for the month
Provide special reports concerning any problems as well as recommending solutions, rent levels, or any other proposed actions periodically
Renew leases and or approve new tenants with owner’s approval
Respond to tenants needs including emergencies as provided in special agreements
Perform inspections to ensure that property is being cared for in the proper manner
Hire contractors & supervise them as required
